What We Do
By instructing My Business Rates to represent you in all
rating matters, we will advise you on the following:
-
From the proceeding November Budget, give accurate
annual rate liabilities for the next rate year. This is useful for
internal budgeting purposes.
-
Where necessary, a complete referenced (measured)
survey of the premises in accordance with the RICS code of measuring
practice applicable for rating purposes will be undertaken.
-
Complete all Forms of Return.
-
Maintain a rating brief for the property.
All we ask of you is that you fax us a copy of your rate
demands each year and keep us fully informed of any physical changes to
the premises (mezzanines, air conditioning, heating installed etc) and
forward onto us all Notices from the Valuation Office.
As the VOA no longer sends us copies of these Notices, the
latter is most important.
Performance Fees - No Savings No Fee
Due to artificial constraints instigated by the
Government, reductions in business rates on single hereditaments can only
be backdated to the commencement of the current rate year. Therefore it is
important not to miss the yearly deadlines.
Fees are performance based and are calculated as 25% of
the total recovered savings. The initial administration fee is deducted
from our final fee. If no saving is achieved then the administration
fee will be refunded in full.
Additional appeals for extra work to gain short term
reductions in rates liability i.e. temporary reductions due to building or
road works etc., which produce additional financial savings would also be
billed at 25% of any recovered savings.
All fees are exclusive of VAT and out of pocket expenses.
The above fees do not cover representations to the Valuation Tribunal or
to the Lands Tribunal. Prior approval of additional fees and written
instructions would be sought accordingly.
Abortive Fees
Whilst we only charge fees for successful appeals we must
be allowed to fully complete the appeal process. You may cancel your
instruction to us at any time prior to the outcome of an appeal but in
such circumstances we reserve the right to charge a fee in respect of time
expended on your behalf at our usual hourly rate of £100/ hour plus VAT.
Payment terms
Upon receipt of revised financial statements or rate
demands from the Charging Authority confirming the financial savings in
rate liability, My Business Rates submits their invoice. Payment in full
is due upon receipt of invoice.
